How do I use SmartScore™?

The SmartScore™ is a rating based on a quantitative evaluation of a property’s return on investment over a 10-year holding period, which investors and homeowners can use to assess and confirm purchase decisions.

For our beta launch, we rated every property in two of today’s best investment states, California and Florida. More states will be added over

time. You can choose from two different Scores – Home and Investor – depending on your investment objectives and tolerance for risk.

Score is a comparative scale, so properties in the top quintile (Score of 80 to 100) are expected

to yield better risk adjusted returns than those in lower quintiles. Higher average Scores for communities, cities, counties or metros identifies the best markets. And within markets, a higher SmartScore™ means a better investment value.

How does Score work?

SmartZip analytics are applied to the most comprehensive base of investment property attributes ever assembled. This data is scrubbed, analyzed and organized at the regional, community and tract levels to ensure accuracy and precision of results. And data is updated regularly to ensure any market changes are reflected in the latest ratings.

SmartScore™ considers hundreds of macro and micro market attributes spanning economic, market, housing, government, community, demographic and lifestyle data. Both historical trends and predictive models are used. And we examine each property across geographic spheres of influence - national, state, metro, county, city, tract - all the way down to the neighborhood and property levels.
